All leases in the four societies follow the same deposit structure: 2 months' rent, paid before or at key handover. The deposit is held by the landlord and returned within 30–45 days of lease end, minus any agreed deductions.
The most common reason for deposit disputes is undefined furnishing condition at the start. To prevent this, every apartment goes through a 57-item inventory check at handover, photographically documented. Items covered include AC units, geysers, wardrobes, kitchen appliances, beds, mattresses, curtains, plumbing fixtures, and light fittings. Anything flagged on day one cannot be charged to the tenant at exit.
Wear and tear is always excluded from deductions under Indian tenancy practice. Actual damage — broken glass, furniture damage, appliance failure caused by misuse — can be charged. The documentation at handover is your primary protection. Ask for a countersigned inventory copy before you move in, not after you decide to move out.
