The inventory covers five categories: appliances (ACs, refrigerator, washing machine, microwave, water purifier, geyser, exhaust fans), bedroom furniture (beds, mattresses, wardrobes, side tables, study desk if applicable), living and dining furniture (sofa set, centre table, dining table and chairs), fixtures and fittings (curtains, blinds, light fixtures, bathroom fittings, kitchen fittings), and infrastructure items (door locks, window handles, intercom unit).
For expats arriving from Japan or Korea, the inventory process matters for two reasons: first, condition documentation prevents post-exit disputes; second, it gives you a concrete view of what you are getting before arrival — useful when you cannot physically inspect the apartment before signing.
A common oversight is not flagging pre-existing wear during the walkthrough. Any item that is scuffed, loose, or partially functional should be noted in writing on the inventory form before you sign it. Items flagged on day one cannot be charged to you on exit day. The inventory walkthrough typically takes 60–90 minutes for a 2BHK and 90–120 minutes for a 3BHK.
